Infrared Thermography: Seeing Your Home in a Different Way

When you look around a house, you're seeing what visible light allows you to see.But temperature can tell a different story.Infrared thermography allows a home inspector to identify temperature differences across surfaces that may not be apparent to the naked eye. When used correctly, an infrared camera can provide another layer of information during a home inspection.

What Is Infrared Thermography?

An infrared camera detects infrared energy and translates temperature differences into a visual image.

The resulting thermal image doesn't actually "see through" walls.

Instead, it displays surface temperature differences.

Those differences can sometimes provide clues about conditions that deserve additional investigation.

For example, an inspector may identify an unusual temperature pattern around:

  • Electrical components

  • HVAC registers and ductwork

  • Windows and exterior doors

  • Ceilings and walls

  • Plumbing fixtures

  • Areas suspected of moisture intrusion

  • Insulation deficiencies

  • Heating or cooling distribution

Finding Temperature Differences

Imagine an electrical connection that is carrying an abnormal amount of resistance.

That connection may generate more heat than surrounding components.

To the naked eye, everything may appear normal.

A thermal camera, however, may reveal a noticeable temperature difference.

That doesn't automatically mean the component is defective. Environmental conditions, electrical loads, connections, and other factors must be considered.

But it can provide the inspector with a reason to investigate further.

The same principle applies to HVAC systems.

Thermal imaging can sometimes help identify unusual temperature patterns at registers, ductwork, or equipment that may not be apparent through visual inspection alone.

Infrared Doesn't Replace the Inspection

Thermal imaging is a tool—not a crystal ball.

An infrared camera cannot determine exactly what is happening behind a wall simply because an area appears warmer or cooler.

Temperature patterns can have many causes.

For example, a cool area on a wall could potentially be related to:

  • Missing insulation

  • Air leakage

  • Moisture

  • HVAC influence

  • Exterior conditions

  • Framing

  • Plumbing

  • Other environmental factors

That's why interpreting the image is just as important as capturing it.

An experienced inspector uses thermal imaging in conjunction with visual observations and other inspection methods.

Why It Matters to a Homebuyer

The value of infrared thermography isn't necessarily that it finds a problem every time.

Its value is that it can sometimes reveal information that would otherwise go unnoticed.

A thermal image may cause an inspector to take a closer look, perform additional testing, or recommend evaluation by an appropriate specialist.

That's the real benefit.

It's another piece of information that can help build a more complete picture of the property.

Your home tells a story through what you can see, feel, measure, and sometimes even what you can't immediately see.

Infrared thermography gives your inspector another way to read that story.

It doesn't replace experience or visual inspection—it adds another layer of information.
